Who can avail of NRI loan products?


An Indian citizen staying abroad for employment/pursuing a business or vocation outside India or staying abroad under circumstances indicating an intention for an uncertain duration of stay abroad can avail of loan facilities as a Non-Resident Indian.

  He/she should
        hold a valid Indian passport.

        earn in foreign currency repatriable to Indian Rupee.
                           

RBI guidelines applicable to NRI loans

The Reserve Bank of India (RBI) requires the following conditions to be met by Non-Resident Indians while availing a home loan.

  • Own contribution, which is the cost of the dwelling unit financed (minus) the loan amount, will have to be met by direct
    remittances from abroad through normal banking channels, from the NRE account and/or NRO account in India.
                                

  • Fees. Pre-EMI Interest. Repayment of loan which comprises principal. interest and other charges should be paid
    from NRE account and/or NRO account in India.

                              

Maximum loan amount that can be availed
For Home Loans & Home Extension Loans
      -Rs 1 crore or 85% of the cost of the property whichever is less

For Home improvement Loans
     
-Rs 10 lakh or 70% of the cost of property, which ever is less
                  
Eligibility

Your loan eligibility is assessed taking into consideration factors like your monthly  income, monthly commitments, age,  qualification, employment savings background etc.
                            

Maximum term of Repayment

The maximum term of repayment is 7 years. However for home improvement, the repayment period shall not exceed 5 years.
                              

Co-Applicant

If your spouse is also an earning Non-Resident Indian, we could consider his/her Income as a co-applicant. However, all co-owners of the property financed should join as co-applicants.
                                                

Fee payable for loan processing

A non-refundable, one-time fee of 2% of the loan amount you are eligible for, is payable when you submit the loan application
                          

Enclosures to be submitted with Application
  • Latest salary certificate/slip
  • A copy of the latest employment contract
  • Copies of relevant pages of the passport showing name, date of birth, validity date and visa stamping
  • Continuous Discharge Certificate for the past 3 years (if applicable)

Proof of own contribution         

  • Copy of bank statements showing debits for payments made in favor of the builder or withdrawals during the period of
    construction must be provided as proof of own contribution met from the NRE account and/or NRO account in India.

  • Two local contact addresses with employment details and residence phone numbers
  • Power of Attorney (as per our format)
                                                                 
Validity period for loan Offer
There is no validity  period for a loan offer. However icareindia.com reserves the right to re-assess your repayment capacity if there is a considerable lapse of time between loan sanction and acceptance.
                                        
Security for the loan
The loan will be secured by an equitable mortgage of the property. Equitable mortgage of property  is created by way of deposit of original title documents of the property financed.
